Scott’s Market Brief: Is Your Preapproval Still Using Today’s Numbers?
Before making an offer, refresh your financing numbers. New national mortgage data does not automatically mean less competition for a Cedar Rapids home.

Scott Hand, Iowa REALTOR® · A preapproval is a starting point. Your actual numbers should guide the decision.
The 30-second takeaway
A preapproval is a starting point. Before making an offer, ask your lender to refresh the payment estimate. New national mortgage data shows higher borrowing costs and fewer applications—but that doesn’t automatically mean less competition for a Cedar Rapids home.
Borrowing costs moved higher
The Mortgage Bankers Association’s September 30 report puts its average conforming 30-year fixed contract rate at 7.30%, up from 7.12% the previous week. That survey includes points and reflects national lending activity, not a personalized rate quote.
For buyers, the useful question is: ‘What would this particular house cost me each month using current financing?’ Ask your lender to update the estimate, including property taxes, insurance and any applicable mortgage insurance or association dues.
Mortgage applications slowed nationally
For the week ending September 25, total mortgage applications fell 6%, while purchase applications fell 4%, both seasonally adjusted. Those are national application measures—not Cedar Rapids sales figures.
My takeaway for sellers: make the price and value easy to understand. Buyers working within a payment limit need clear reasons to choose your home.
The local picture still needs its own evidence
Redfin’s Cedar Rapids page still reports a median sale price of $223,602 for the three months ending August 2026, up 4.7% from the comparable period a year earlier. That is older local evidence, not a September update, and it cannot tell us how yesterday’s mortgage news will affect your neighborhood.
Before buying or selling, let’s pair current financing with comparable homes in your price range. A national headline can start the conversation. Your actual numbers should guide the decision.
Survey averages are benchmarks; individual loan terms vary.
